SPECIFICATIONS IN GENERAL
The Developers liability with regard to the specifications is restricted only to the quality of work mentioned in the case of manufactured and bought out items registered with warranty extended by the manufacturers of such bought out items. The Developers however undertake to provide only such items as are made from the manufacturers repute.
A. FLOORING
1. Living, Dining Area : Vitrified tiles (18" x 18") / Marble 2' x 2'
2. Balcony : Vitrified tiles (18" x 18") / Marble 2' x 2'
3. Bedrooms : Mosaic / Ceramic (Pastel soft coloured tiles) (12" x 12") Kajaria or equivalent brand.
4. Kitchen / Utility : Ivory Ceramic tiles (12" x 12") Kajaria or equivalent brand.
5. Toilets : Pastel / soft / white coloured ceramic tiles or Regency / Bell / Kajaria / Naveen / equivalent make co-ordinated with colour of wash basin / closet / wall tiling (12" x 12")
Note : Wherever flooring is done, it is always done with a skirting.
B. TILING
1. Toilets : White/Pastel?Softcoloured glazed tiles upto a height of about 7"including border tiles in contrast / plain / with built-in shampoo niche for storage of Kajaria / equivalent brand.
2. Above Kitchen Platform : Ivory glazed tiles upto 2" above platform with tile trims, whereverpossible, of Kajaria/equivalent brand.
3. Utility : Ivory / White glazed tiles upto height of 2'-6' on three sides of wall, of Kajaria / Naveen equivalent brand, upto a maximum of 40 sft.
C. SANITARYWARE
1. Bathroom : a) EWC of Parryware / equivalent brand.
: b) Ceramic wash basin of Parryware / equivalent brand.
: c) Ceramic soap dish
: d) Toilet paper holder
D. SANITARY FITTINGS :
1. All Toilets : a) Chromium Plated basin fitting of Nova/Marc oriental series/equivalent brand.

: c) Over head shower of Nova/Marc oriental series / equivalent brand with arm and rose.
: d) Chromium Plated low level tap and one concealed stop cock in each bathroom of Nova/Marc oriental series / equivalent brand.
E. DOOR :
1. Main Door : a) Teak wood frame with decorated teak wood flush shutters polished on both sides.
: b) Main door provided with Godrej lock equivalent brand and door eye, safety chain cum latch, Tower bolt, door arrester and fitted with rubber stopper.
2. Other Doors : Teak wood frame with hardcore flush shutter painted with white/ivory on one side except bathroom door which would be plastic coated on both sides and painted white. Doors fitted with Godrej tubular Locks/Mortise lock/equivalent with tower bolts and door arrested and fitted with rubber door stopper.
3. French Door : Teak wood frame with teak wood (where applicable) shutters comprising of three panels and fitted with plain glass and MS grills, dead lock, knobs, tower bolts and painted white/Ivory.
4. Windows : Seasoned Sai Wood frames with teak wood shutters plain glazed, M.S. Grills, tower bolts
stays and painted or as specified by architect.
F. WALLS
1. Interiors brand : White / Ivory cement paint of Snowcem / equivalent
2. Ceilings : White cement paint of Lovelycem / equivalent make.
G. PLUMBING
1. Common Overhead : Duct pipes of PVC Neeplast / equivalent brand and Tank to individual terrace pipes of GI/PVC.
2. Internal concealed : GI
3. Exposed piping : PVC of Finolex / Trubore or equivalent brand.
4. Waste water line : PVC of Finolex / Trubore or equivalent brand.
H. SHELVES / PLATFORM
1. Kitchen : Blackgranite platform with a maximum area of 30 sq.ft. at height of 32" from floor level on stove side and 36" on sink side and provision for Diamond/equivalent make stainless steel bowl sink with single drain board. Space under kitchen platform will be divided into two equal horizontal portions with space for 2 gas cylinders.
I. LOFTS
1. Bedrooms : RCC lofts at a height of 7" from floor level and with a width of 2' on one wall.
2. Kitchen : RCC lofts at a height of 7" from floor level and with a width of 2' on one wall.
J. TELEPHONE POINTS : In living and Master Bedrooms.
K. TELEVISION POINTS : With cabling from common reception point Terminating in the living room and each bedroom Capable of being linked up with cable operator's signal.
L. ELECTRICAL SUPPLY & WIRING
1. Concealed wiring suitable for 3 phase supply
2. Switches / plug points / light points / fan points / fan points main & sub-main boards will be provided, Switches will be of M.K/equivalent brand or as specified in drawings.
3. Wiring of 3/22 rating for 5 A points and 7/20 for 15 A points.
4. Provision for Airconditioners in all bedrooms with additional provision for a computer point in master bedroom.
5. Provision of power points (15A) in the kitchen
6. Provision for exhaust fan in Kitchen.
COMMON AREAS
A. FLOORING
1. Ground floor lobby : Polished Granite / Marble slabs with skirting or as specified by the architect.
2. Other floor lobbies : Kota - marble combination with skirting or as specified by the architect.
3. Staircase : Kota - marble tiles or as specified by the architect.
4. Walkways (covered) : Prepressed tiles / plain cement concrete / as specified by the architect.
5. Driveway & other external areas : PCC / Granoloythic flooring or as specified by the architect.
B. Sump : Of adequate capacity or as per CMWSSB Standards
C. Pump : 2 Nos. Single phase pump with a phase change Over switch of Texmo / equivalent brand.
       
D. Over head tank : Of adequate capacity as per standards and Comprising of two compartments with provision to draw from sump into one and from auxilary source like borewell/shallow well into other. In case of a pre existing borewell/shallow well, additions will be considered only if necessary.
E. Gate/Name Board/ Letter Bodes / Sentry post / Exterior Light fittings :
Built to design as specified by the architect.
G. Landscaping : Nucleus of garden will be provided with professional landscaping.
H. Staircase wall : Walls or stairway would be of stucco finish and provided with border or as specified by the Architect.
I. Banister Rail : Of wood / steel fabricated to design or as specified by the architect, wherever required.
J. Lift : One elevator of reputed brand with suitable interior as specified by the architect.
